Crum Creek Valley is a condominium complex in Wallingford located on Avondale Road off Route 320 – Chester Pike. It consists of  two high rise buildings whose addresses are 700 Avondale Road and 800 Avondale Road. The 700 building was built in 1985 and has 82 residential units, and the 800 building was constructed in 1988 and houses 117 residential units.

The monthly association fees range from approximately $234 to $474 depending on unit size. The monthly fee includes ground maintenance, common area maintenance, exterior maintenance, snow and trash removal, swimming pool, and tennis court. Some units have indoor parking spaces which are located on the ground floor of both buildings.

The 1 bedroom units average 796 square feet, 2 bedroom units average 1,083 square feet and 3 bedroom units average 1,848 square feet. Taxes for the tax year 2017 were approximately $3,458 for 1 bedroom units, $4,147 for 2 bedroom units, and $5,600 for 3 bedroom units.

Building 700 has 20 one bedroom units and 62 two bedroom units. Building 800 has 70 one bedroom units, 28 two bedroom units, and 19 three bedroom units.

Elementary school students residing in Crum Creek Valley attend the Swarthmore Rutledge School in Swarthmore.

Avondale Springs is a townhome community located off Avondale Road on the appropriately named Niblick Lane in Wallingford, PA just a short distance from the historic Thomas Leiper house.

Best known for it’s secluded location and views of the Springhaven Club’s 7th hole, Avondale Springs is a small community of 44 units in 8 buildings, six of which house 6 units, and two which are made up of 4 units, built in the years 1986 to 1988. There are 30 two bedroom homes, and 14 three bedroom units, each having at least 2 full and 1 half baths. Each unit has an attached 1 car garage and consist of 3 levels. The ground level in most units has a foyer, inside garage entrance, a half bath and a basement area that houses the utilities. This basement area in some units has been finished, and serves as an additional room with varied usages.

The main levels feature the kitchen, combination living room and dining area, and family room. Most units have a wood burning fireplace in the family room. There are sliding glass doors in both the kitchen and family room that lead to a patio, which has is surrounded by privacy walls.

The even numbered units 650 – 660 have raised decks instead of a patio, and these 6 units do not have a view of the golf club. Seven of the buildings, which have odd numbered addresses on Niblick Lane, look out onto the Springhaven Club golf course. The third level features the Master Bedroom with attached bath, a walk in closet, and additional closet, skylights, and balcony. There is also an additional bedroom with an attached full bath on the third level.

The townhomes at Avondale Springs range from 1,680 to 2,266 square feet in size with the average being 1,904 feet of interior space, so there are some variations in design apart from the basic unit layout. Taxes in the community average $8,752 per year for tax year 2022, and the association fee which covers exterior maintenance, lawn care, trash and snow removal is approximately $463 per month. There is no pool or clubhouse in the community.

Sproul Estates activity during the year of 2011 mirrored the general trend in the Wallingford market – the number of sales increased, but sale prices decreased.

Ten homes sold in Sproul Estates during 2011, compared with 5 during 2010. The average price was $249,955 – median price was $241,375. In 2010 the average sales price was $283,000, and the median sales price was $275,000. This translates into a 11.7% decrease in the average sales price between 2010 and 2011.

Seller’s Assists were very popular with buyers in the community this year. Seven homes had a Seller’s Assist, a rate that is much higher than the local market in general. Assist amounts ranged from $5,000 to $13,500, which drove the net amount to the seller down even further. Factoring in the average Seller’s Assist of $6,126, the average net selling price was $243,829.

As a resident of thhis community I have an keen interest in keeping in close touch with neighborhood real estate activity. I have visited all the listings that have been on the market in Sproul Estates this past year, and I have two observations pertaining to home values in our community. In my opinion prices were adversely affected by two factors this past year – Bank Owned properties – aka Foreclosures, and long time owners who sold this year.

Bank Owned properties accounted for 3 neighborhood sales in 2011. These foreclosures sold for an average price of $216,883 compared to the average price of non-foreclosure homes at $264,271 – a -17.9% difference in selling price. Appraised values take into account recent neighborhood sales, and foreclosures contribute in part  to a lower valuation of homes in the community, especially when they comprise 30% of the housing stock that has sold. The sale price 0f the bank owned property at 103 Micahels dipped below the $200,000 mark – selling at $198,000. Prior to this transaction the last sale in our community that was below the $200k mark was in December 2001.

Another factor depressing community prices this year were 3 homes being sold by long time residents. In my view these home were “tired” and in need of updating to bring them in line to what today’s buyers are looking for. To get top dollar in this neighborhood the biggest value add changes that you can undertake is the removal of the wall between the dining room and kitchen, and updating of the kitchen.

Both top price selling homes this year featured these changes.

I had the listing at 110 Cameron Drive on the market for 3 days, and the first people through the home purchased it for full asking price, largely in part to the remodeled kitchen and dining room.

Columbia Mills Court, Dundee Mills Lane, Hillsboro Mills Lane, Kincaid Mills Lane, Rockbourne Mills Lane, and Sackville Mills Lane are situated high above the Ridley Creek in the community of gentle rolling hills. The Mills at Rose Valley was built between the years of 1998 and 2001.
