Existing-home sales showed improvement in July, a welcome sign for what has been a mostly sluggish summer real estate market. Reversing course last month, sales climbed 2.5% over June, the National Association of REALTORS® reported Wednesday. The Northeast was the only major region of the U.S. to see sales decline in July. The bulk of sales growth was attributed to the West.

Key metrics from NAR’s July housing report

Home prices: The median existing-home price for all housing types in July was $280,800, up 4.3% from a year ago ($269,300).
Housing inventories: Total housing inventory at the end of July decreased to 1.89 million, a 1.6% drop from 1.92 million one year ago. Unsold inventory is at a 4.2-month supply at the current sales pace.
Days on the market: 51% of homes sold in July were on the market for less than a month. On average, properties stayed on the market for 29 days in July, up from 27 days a year ago.
All-cash transactions: All-cash sales accounted for 19% of transactions in July, down from 20% a year ago. Individual investors and second-home buyers make up the bulk of cash sales. They purchased 11% of homes in July, down from 12% a year ago.
Distressed sales: Foreclosures and short sales continue to shrink, comprising 2% of sales in July and down from 3% a year ago. Less than 1% of sales from a year ago were short sales

5-year hybrid adjustable-rate mortgages: averaged 3.35%, with an average 0.3 point, falling from last week’s 3.36% average. A year ago, 5-year ARMs averaged 3.87%.

Fannie Mae’s Home Purchase Sentiment Index surged to a new high as consumers became more upbeat about buying and selling, mortgage rates, and their jobs. Five of the six components measured by the index rose month over month.

Overall, the HPSI, based on a survey of 1,000 Americans, rose 7.2 points compared to a year ago to a record-high reading of 93.7 in July. Here are some highlights from the index’s latest readings:

Buying: The net share of Americans who said now is a good time to buy a home rose 3 percentage points from June to 26%, up 2 percentage points from a year ago.
Selling: The net share of consumers who say it’s a good time to sell rose 1 percentage point to 44%, up 3 percentage points from a year ago.
Home prices: The share of Americans who say home prices will go up over the next 12 months fell 1 percentage point to 37%, down 2 percentage points from a year ago.
Mortgage rates: The share of consumers who believe mortgage rates will drop over the next year rose 1 percentage point and is up 24 percentage points from a year ago.
Job stability: Americans are more confident about their job situation, with the share who say they’re not concerned about losing their job over the next year rising 8 percentage points to 81%. This is up 16 percentage points from a year ago.
Household incomes: The share of Americans who say their household income is significantly higher than 12 months ago rose by 1 percentage point to 21%, essentially unchanged from a year ago.

Certain grocery stores may help lift nearby home values, particularly if those stores happen to be Trader Joe’s, Whole Foods, or Aldi, suggests a new analysis from ATTOM Data Solutions, a real estate data firm. Home sellers who live near a Trader Joe’s earned 51% more at resale than the average seller, according to the study. Homes near a Whole Foods or an Aldi sold for 41% and 34% more, respectively.

ATTOM researchers analyzed average home values and price appreciation from 2014 to 2019, as well as current average home equity, home seller profits, and home flipping rates of more than 1,800 ZIP codes nationwide with at least one of each grocery store.

Homes near the specialty grocery store Trader Joe’s have added equity at the fastest clip.

Homeowners near a Trader Joe’s have an average 37% equity in their homes ($247,445).
Homeowners near a Whole Foods have an average of 31% equity ($187,035).
Homeowners near an Aldi have an average of 20% equity ($53,650).
