April 2013 was a pretty good month for real estate in Wallingford PA. There were 15 homes sold during the month, and the associated numbers for these sales beat last April in every category. One statistic that stands out is that there were 6 homes that sold in a week or less, and an additional 4 homes that sold in less than 3 weeks. Furthermore, 7 of the 10 homes that sold in rapid fashion sold at the original asking price or over.

Is this the start of a resurgence in the market? It could, or it could also signal sellers coming to terms with the facts and setting realistic asking prices. In any case a properly priced product will generate interest and sell in any market.

March 2013 saw a dip in Wallingford PA homes sales of 3 homes when compared to March 2012. This year there were 8 homes sold versus 11 during the same month last year. The average sale price posted a 38% increase, climbing from $239,995 in 2012 to $331,349 this year. Average Days on Market fell from 181 to 146.

The average number of homes on the market hovered around 95 for the month, and inventory was depleted by 16 homes that went under contract during the month.

If you are looking for a good month in terms of numbers, February 2013 in Wallingford PA would be a good choice. Sales matched February 2012 with 9 homes sold, but the numbers were bolstered by an average sale price of $446,433, representing a 83.9% increase in the average price over last year. Three homes during the month sold for prices in excess of $600,000, and the average sale price during the month represents a number exceeding the “normal” area sale price by over $100,000.

The number of Days On Market saw a substantial improvement dropping 48.9% from last year to 97 days, single homes sold during the month were only on the market an average of 73 days.

I would not expect upcoming months to match February’s numbers, but hope to see continued growth in number of homes sold and positive news when it comes to price stabilization, and perhaps even a slight upturn.

WALLINGFORD PA REAL ESTATE – DECEMBER 2012

December 2012 sales posted a 1 home increase over the same month of the previous year, with 11 Wallingford PA homes sold in December 2012 as opposed to 10 sales in November 2011.

The average sales prices also took a tumble over last year, dropping to $221,468, which is a 32.1% drop. The dramatic decrease in the average sale price exhibits the detrimental effect distressed property sales have on the market. Two of the sales in December were short sales, and without including those properties in the single home sales data the average rises up to $285,986, which still represents a big dip when compared to the December 2011 average.

There is some underlying good news in December sales data. Three homes sold for the asking price or above, and were on the market an average of only 16 days. That is an indication of listing prices being closely aligned with buyers and the market. Overall single homes fetched an average of 96.8% of the last list price, which also indicates pricing aligning with the market.
