January 2012 Swarthmore home sales posted a strong first month of the year. Five Swarthmore homes sold for an average price of $423,900, and were on the market an remarkably short average of 36 days, fetching 91.67% of original asking price, and 93.75% of last asking price.

When compared with January 2011, Days On Market decreased by over 73% and the average price posted a healthy 21.6% increase.

October marks the fourth month in a row that that sales increased over the same month of the previous year, with 6 Wallingford homes sold in October 2011 as opposed to 1 sale in October 2010. Any comparison to the second half of last year needs to factor in the effect of the 2010 tax credit which shifted many sales to the first half of the year. As a result sales in the second half of 2010 were abnormally weak. Results of a 2011 to 2010  comparison may not be as stellar as it seems.

Augusts marks the second month in a row that  that sales increased over the same month of the previous year, with 18 Wallingford homes sold in August 2011 as opposed to 10 sales in August 2010. Eighteen sales was the second highest total for August recorded in the past five years, eclipsed only in August 2007  in a much different real estate climate when there were 19 sales. It is encouraging to see sales on the upswing.

August is traditionally a busy month for settlements, as buyers want to be in place prior to the start of the new school year. However it is one of the slowest months in regards to home showings and sales.

The average Days on Market was a resonable 98 days.

The percentage of sales price to last list price posted at 96.39%, which represents pricing in alignment with the market.  On the other hand the average sales price continues to fall relative to last year, slipping 8% from the price level of August 2010 to $299,948.
