November home sales in Wallingford PA increased by 4 homes compared to last year with with 21 closed transactions. The average selling price increased slightly – 1.3% – over last year to $397,762. Buyers were quick to buy during the month with 15 transactions going under contract in less than 15 days. November sales consisted of 15 single family homes, 2 condos, 2 townhouses, 1 twin, and 1 row home.

November’s 15 single family homes sold for an average price of $480,500 and averaged just 14 days on the market. Last November there were 13 single family home sales that sold for an average price of $479,123 and spent an average of 60 days on the market.

4 Fern Lane had the highest selling price for the month at $1,006,000.

With 1 month remaining in the year 2020 sales are slightly behind the results of 2019 for the same time period which would be expected due to the restrictions placed on real estate activity during the Spring. Year to date in 2020 there have been 204 closed transactions versus 210 last year. The average selling price has seen a sizeable increase – up 8.1% over last’s year’s $349,498 compared to $337,945 in 2020.

Seventeen listings went under contract during the month – 13 single family homes, 2 townhouses, and 2 condos – with an average asking price of $434,423 and averaged 57 Days On Market.

There are 20 settlements scheduled – 14 in December and 6 in January 2021.

September 2020 sales were 1 behind last year’s total with 14 closed transactions. The average price came in at $316,718 compared to last year when the average selling price was $388,559. September sales consisted of 11 single family homes, 1 row home, 1 condo, and 1 townhome.

Eleven single family homes sold for an average price of $347,300 and averaged 55 days on the market. Last September 12 single family homes sold for an average price of $421,199 and spent an average of 52 days on the market.

7 Hickory Lane had the highest selling price for the month at $599,900.

Avondale Road Flooded By Tropical Storm Isaias

The shift in the typical real estate selling season into the summer due to the pandemic was readily apparent in August as there were 36 closed sales compared to 15 last year. To put that into perspective August has averaged 19 settlements over the past 5 years. Traditionally June has the highest volume of transactions during any given year and this August even surpassed June’s 5 year average of 33 settlements. Many homes often sold with multiple offers, and 20 homes sold in 7 days or less.

The average sales price came in at $361,761 representing a 10.4% decrease compared to last year. The 36 sales were comprised of 24 single family homes, 6 townhomes, 4 condos, and 2 twin homes.

Eighteen single family homes sold for an average price of $493,389 and averaged 40 days on the market. Last July 17 single family homes sold for an average price of $441,147 with an average of 41 days on the market.

The highest selling price for the month was $820,000 for 910 Winding Lane.

Seventeen homes went under contract during the month – 15 single family homes, 1 twin, and 1 condo. The average asking price was $421,712 and these listings averaged 28 days on the market.

Upcoming settlements – 9 in September, 6 in October, and 1 in November.

June is historically the busiest time of the year in real estate especially in terms of settlements. However this year is anything but typical and the limitations placed on the real estate industry as a result of the pandemic all but halted business during March and April and thus cut off the typical pipeline of business which makes June such a busy month. With that said June 2020 recorded just 14 sales which fell way short of last year’s tally by 20 homes.

The average sales price in June was $419,021, which represents a 14.2% increase compared to last year. When listing sold, most likely virtually, prices stayed at or above asking in most all cases and competition among buyers was fierce for the little inventory that was available. June’s 14 sales consisted of 10 single family homes, 2 twins, and 2 condominiums.

A total of $5,866,399 of real estate changed hands this month – contrast that to last year’s total of $12,479,699 and the impact of the pandemic can be easily seen.

There were 10 single family homes sold in June – compared with 25 last June – with an average price of $510,490, a price that is $100K higher than last year. Singles averaged just 9 days on the market.

The highest selling price for the month was $870,000 for 101 Mulberry Lane in the neighborhood of Bowling Green.

Once business opened up buyers who were waiting on the sidelines came out strong. A total of 28 homes went under contract during June far outpacing the number of contract signings last year when 15 deals were inked. The average list price of the 24 singles, 3 townhouses, and 1 condo was $412,982.

There are 20 settlements scheduled with 14 in July and 6 in August.

At the mid point of the year sales are down 26.4% compared to 2019’s first 6 months. There have been 92 sales so far in 2020 compared to 125 in 2019. The average sale price has increased 2.5% over last year coming in at $351,617.

Feeling the effects of the pandemic May 2020 posted just 9 closed sales, 18 less than last year. The average sales price in May came in at $375,055 which is almost even with last year. The 9 sales consisted of 8 single family homes and 1 condo.

Eight family homes sold for an average price of $410,687 and averaged 16 days on the market. Last May 21 single family homes sold for an average price of $434,858 and averaged 26 days on the market.

The highest selling price for the month was $670,000 for 720 Pine Ridge Road.

In spite of showing resrictions There were 9 listings that went under contract during the month – all single family homes. The average listing price was $417,532 and the listings spent an average of just 13 days on the market.

There are 6 settlements scheduled for June, and 3 in July. Contrast this to last June where there were 24 settlements scheduled.
