June 2015 posted 32 sales equaling last year in units. The average sales price in June 2015 came in at $315,146 which just shy of a 1% increase in average sales price over last year’s average selling price of $312,280. The 32 sales were comprised of 21 single family homes, 5 condos, 4 townhomes, and 2 twin homes.

The 21 single family homes sold for an average price of $378,442 and averaged only 17 days on the market. Single homes were in high demand as 17 sold in 14 days or less. Last June 23 single family homes sold for an average price of $348,798.

The highest selling price for the month was $650,000 for 909 Winding Way.

There were 14 listings that went under contract during the month – 13 single family homes and 1 townhome. The average asking price was $437,957.

There are are 23 settlements scheduled with 17 in July, and 6 in August.

December 2014 matched last December with a total of 14 homes sold during the month. The average selling price this month came in at $278,000 as compared to $284,750 last year representing a 2.4% dip. Days on market increased by 11.0% from 91 last year to 101 this year.

The average price of the core category of single detached family homes sold in December 2014 increased by 5.1% from $332,136 in 2013 to $349,125 this year. Singles homes took quite a bit longer to sell this year with the average single being on the market 128 days as opposed to an average of 40 days on market for single homes last December.

December with it’s 14 closed transactions ties last December as the best final month of the year in terms of units sold since December 2005 when 16 homes sold.

Buyer activity slowed with only 4 homes going under contract during the month.

For only the third month this year Wallingford PA home sales posted gains in both closed sales and average selling price over last year. November 2014 joins August and May of this year where both measures were in positive territory.

The average selling price in November 2014 saw an increase of 48.4% from $258,000 last year to $383,000 this year. Closed sales volume was up by 1 unit to 10 homes, vs 9 last November. Days on Market took a significant jump to 166 days up from 64 last November.

There were 8 single detached family homes sold with an average selling price of $401,875 boosted by 2 homes selling for over $500,000 This core category registered a 44.0% increase of $122,875 compared to November 2013 when there were also 8 single family homes sold with an average selling price of $279,000. Selling prices of single homes ranged from a low of $134,000 at 214 Maple Road to a high of $760,000 at 10 Kershaw Road.

Buyers and sellers put 8 homes under contract during the month.

You need to open the record books back to June 2006 to find a busier month than the one just past – in 2006 there were 36 settlements during the month. So in terms of units sold things are certainly looking up. Alas the average selling price in June 2006 was $345,438. The average selling price for this month past comes in at $312,733, which is 4.8% lower than June 2013.

The average Days On Market came in at 90, with 15 listings going under contract in 18 days or less. Townhouses sold during the month averaged only 38 days on the market.
