It has to be considered a pretty good month when you have to go way back to 2001 to find a better September in terms of homes sold. September 2013 recorded 20 homes sold – in September 2001 23 homes sold

This September bested last year by 11 homes, 20 sold vs 9 last year, and the average price increased by 26.2% compared to September 2012, with 6 homes sold in 2 weeks or less. It also took less time for homes to go under contract – 87 days this year as opposed to an average of 128 days last year.

This year’s 18 single detached family homes sold for an average of $344,178 compared to $362,950 last year. However there was a rather small sampling of 6 single detached single family homes sold in September 2012 as opposed to 18 sold this year.

July 2013 recorded 18 sales, down by 1 home compared to July 2012. Seven homes sold in 3 weeks or less, and of that group 5 homes sold for 100% of original asking price. The percentage of selling price to original list price saw a big jump, with homes sold in July 2013 receiving 94.86% of original list price on average, and 96.90% of last list price.

The average price for July 2013 was up when compared to last year by 4.9%, and average days on market was down by a substantial  41.2% to 67 days.

Single detached family homes posted a 6.2% gain when compared to the average price of the 17 single detached homes sold in July 2012. This year’s 16 single family homes sold averaged $320,013 compared to $301,253 last year.

JULY 2013 LISTING PRICE HISTORY

June 2013 was a very busy month for settlements – there were 29, which accounts for almost 33% of the Wallingford PA homes sold year to date. The number of homes sold increased 70% over the total for June 2012 of 17.

You have to look all the back to June 2007 to find a busier June than the one just past, in 2007 there were 31 settlements during the month. So in terms of units things are certainly looking up. Alas the average selling price in June 2007 was $357,636.

The average price for June 2013 was down when compared to last year by 2.3%, and average days on market was up by 13 days.

Single detached family homes posted a big increase when compared to the average price of the 14 singles sold in June 2012. This year’s 22 single family homes sold averaged $385,118 compared to $327,171 last year – a 17.7% gain. An unusual amount of activity, with 3 homes sold during the month, in Wallingford Hills was a big factor for the increase.

Mortgage rates made headlines in June rising by the largest pace since 1987. Freddie Mac reported the average 30-year fixed-rate mortgage climbed from 3.93 percent to 4.46 percent last week. Some economists are predicting 30-year rates to climb to 4.5 percent and 5 percent over the next 12 months, following the Federal Reserve’s recent announcement that it will soon end a program that has kept interest rates near all-time lows for months.

Buyer reaction to the rise in rates will come in one of two ways – a rush to buy before rates inch higher, or a postponement of a home purchase due to an erosion of buying power. People who are undecided about buying a home often act quickly when rates start to go up.

Mortgage rates are still low by a historical perspective, even if they do tick up to 5 percent.

May 2013 sales in Wallingford PA were up by 1 home over May 2012, with 19 homes being sold. There were 12 single detached homes sold, 4 condos, and 3 townhouses.

The average sales price came in at $257,306, which represented a 19.7% decrease over last year, and the median sales price was $276,805. A bit disappointing given the April average price stood at $360,047. Many people are asking are we in a rebounding market. We have yet to post increasing prices for a meaningful number of months, at least 4 months, better still 6 months, that would signal a recovering market. The market is wavering month to month. The listing history illustrated in the chart below shows some weakness in listing prices, for the month it demonstrated a downward trend.
