A year ago, the great majority of American homebuyers despaired over the state of the housing market. Prices had hit record highs. There were so few homes for sale that lines for open houses stretched for blocks and move-in ready places in desirable areas were receiving dozens of offers – and prompting soul-crushing bidding wars. It couldn’t possibly get any worse, right?

Wrong, actually! Fast-forward a year, and there are even fewer homes for sale, prices have continued their upward trajectory, and mortgage interest rates are shooting up at a breakneck pace.

The result: The real costs of homeownership – the actual payments buyers need to make each month, made up primarily by mortgage and principal costs, along with property tax and insurance – are skyrocketing. And this has severely diminished the buying power of most wannabe homeowners.

Someone purchasing the same home today will spend about 1.5 times more on their mortgage bills than they would have just one year earlier. To be clear, home prices alone haven’t risen anywhere near that high. And sellers generally aren’t pocketing that much extra cash through bidding wars. What’s happening is the higher home prices and rising rates have inflated monthly mortgage payments by about 50% in just one year.

April recorded 18 closed transactions, 2 more homes than last April’s total. Reflecting tight inventory the average selling price gained 14.0% over last year rising to $368,299. Homes averaged just 13 days on the market before going under contract.

Ten single family homes sold for an average price of $599,900 during the month and averaged just 10 Days On Market. Last April 9 single family homes sold for an average price of $464,667.

201 Woodward Road had the highest selling price for the month at $997,500.

Amid a challenging purchasing environment buyers signed contracts for 9 homes during April, 6 singles, 2 townhouses, and 1 twin home – with an average asking price of $456,378 and an average of 17 Days On Market.

Future settlements – 18 in May, 13 in June, 4 in July, and 4 others spread over the remaining months of 2022.

According to a recent survey from Clever Real Estate, 43% of sellers expect their home will go for over listing price, 36% report they think they will be able to negotiate a better price or contingencies, 31% predict the appraisal will come back higher than the sale price and 30% think there will be multiple offers. Only 25% said they believe they will have difficulty finding a buyer or receiving asking price for their home.

Fifty-three percent of sellers said they expect to accept an offer within the first month of listing, with 8% planning for it to take less than a week and 19% expecting it to take one to two weeks. However, 74% report their main concern about listing is that their house will take too long to sell, while 69% said they are afraid they won’t get the price they want and 67% said they don’t like the idea of strangers in their home. Additionally, 30% cited the most challenging part of selling their house is preparing it, while 20% said pricing it correcting. Another 19% said finding a Realtor® is their biggest challenge.
