Home sales climbed in August to the likes of the 2006 housing boom days, despite the COVID-19 pandemic. Existing-home sales in each of the four major regions of the U.S. saw month-over-month and annual growth, the National Association of REALTORS® reported on Tuesday. The Northeast saw the largest monthly improvement in home sales.

Housing inventories continue to remain tight, putting upward pressure on home prices. Existing-home prices for all housing types in August climbed 11.4% compared to a year ago, reaching a median of $310,600. Prices rose in every region of the U.S. last month.

“Home sales continue to amaze, and there are plenty of buyers in the pipeline ready to enter the market,” says Lawrence Yun, NAR’s chief economist. “Further gains in sales are likely for the remainder of the year, with mortgage rates hovering around 3% and with continued job recovery.”

This marks three consecutive months of gains in home sales. Total existing-home sales – completed transactions that include single-family homes, townhomes, condos, and co-ops – increased 2.4% in August compared to July, reaching a seasonally adjusted annual rate of 6 million in August. Sales are up 10.5% from a year ago.

Home prices jumped 5.5% year-to-year in July, a new report by CoreLogic found.

The Home Price Index also reported that prices rose 1.2% from June 2020 to July 2020. The HPI predicts that prices will see a 0.1% increase from July 2020 to August 2020, and a 0.6% increase from July 2020 to July 2021. Thanks to the COVID-19 pandemic, lower mortgage rates and a lack of inventory of for-sale homes, home price growth is rising at a rapid rate, the fastest rate in close to two years.

“Lower-priced homes are sought after and have had faster annual price growth than luxury homes. First-time buyers and investors are actively seeking lower-priced homes, and that segment of the housing market is in particularly short supply,” said Dr. Frank Nothaft, chief economist for CoreLogic.

Properties in suburban areas are seeing more growth in prices than urban areas. Additionally, homes in areas where COVID-19 cases have been particularly high are most likely to have a decline in prices over the next year, the report found.

Even prior to the pandemic, millennial buyers were starting to increase in number, accounting for more than half of all new-home loans early last year. They have consistently stayed above that level in the first months of this year, too, realtor.com® data shows.

The large size of this generation has prompted predictions that they will make a lasting impact on the housing market. Millennials have now surpassed baby boomers as the largest living adult generation in the U.S., Pew Research Center data shows. The largest segment of millennial births occurred in 1990, so that cohort is turning 30 this year. “We anticipate as they turn 31 and 32, we’ll just see homebuying demand grow,” Odeta Kushi, deputy chief economist at First American Financial Corp., told the Journal.

First American predicts millennials could purchase at least 15 million homes over the next decade.

Existing-home sales surged nearly 25% in July, reaching their highest seasonally adjusted annual rate since December 2006, according to the National Association of REALTORS®. First-time buyers comprised 34% of sales in July, up from 32% a year earlier.
