“The housing market continues to surge higher and support an otherwise stagnant economy that has lost momentum in the last couple of months,” said Sam Khater, Freddie Mac’s chief economist. “Mortgage rates are at record lows and pushing many prospective home buyers off the sidelines and into the market. Homebuyer sentiment is sanguine and purchase demand shows no real signs of waning at all heading into next year.”

Freddie Mac reports the following national averages with mortgage rates for the week ending Dec. 17:

• 30-year fixed-rate mortgages: averaged 2.67%, with an average 0.7 point, falling from last week’s 2.71% average. This time last year, 30-year rates averaged 3.73%.
• 15-year fixed-rate mortgages: averaged 2.21%, with an average 0.6 point, falling from last week’s 2.26%. A year ago, 15-year rates averaged 3.19%.
• 5-year hybrid adjustable-rate mortgages: averaged 2.79%, with an average 0.3 point, unchanged from last week. A year ago, 5-year ARMs averaged 3.36%.

One in three American adults has transitioned to partial or full remote work during the COVID-19 pandemic, freeing them up to move further distances.

NAR tracked change-of-address data from the U.S. Postal Service from March to October to determine mobility changes since the pandemic began. A total of 8.93 million people have relocated since the start of the pandemic, the data shows. Most people moved at the beginning of the pandemic and during the summer months.

Thirty-four states saw net migration gains nationwide, which means they had more people moving into the state compared to those moving out. New Jersey, South Carolina, and Maryland had the highest migration gains across the country. On the other hand, New York, Texas, and the District of Columbia have lost the most people since the beginning of the pandemic, the data shows. More than 50% of those who left New York moved to New Jersey or Connecticut. Also, most relocating Texans moved to Arkansas, Florida, or New Mexico.

NAR cautions that the data is not a full-year comparison and may not yet fully represent true migratory trends.

For the 13th time this year, the 30-year fixed-rate mortgage set a record low, averaging 2.72% this week, according to Freddie Mac’s records, which date back to 1971. The previous all-time low was set the week of Nov. 5, when 30-year rates averaged 2.78%.

The ultra-low mortgage rates are boosting home buying activity to the highest level since 2006, the National Association of REALTORS® reports. In October, existing-home sales jumped by 27% annually, with activity in the Midwest and South reaching all-time highs. Home construction is also rising, with single-family housing starts reaching the highest production rate since 2007.
