The 1st quarter of 2022 in Wallingford PA saw a total of 51 homes sold, an increase of 14 homes over last year. A chase of limited inventory led to the average sales price increasing 19.0% to $454,415 from last year where it stood at $381,882.

A total of $23,175,168 of real estate changed hands during the quarter.

The core category of single family homes recorded 32 sales, increasing from 24 last year, with an average selling price of $523,286 compared to last year’s average selling price of $482,696.

Days On Market averaged 30, dropping 5 days from last yesr when it stood at 35..

January recorded 10 sales, February had 17 sales, and 24 homes were sold in March.

The highest priced home sold in the quarter was 507 Moylan Avenue which sold in February for $1,200,000.

March 2022 saw quite a comeback in activity compared to last year. Twenty four homes sold in Wallingford PA during March 2022, compared to just 6 closed transactions last March. The average selling price soared 36.1% over last year rising to $498,120.

A total of $11,954,874 in real estate transferred during the month.

Fifteen single family homes sold for an average price of $588,542 during the month and averaged 42 Days On the Market. Last March 4 single family homes sold for an average price of $463,875 and spent an average of 38 Days On the Market.

205 Linden Lane had the highest selling price for the month at $1,100,000.

Buyers signed contracts for 20 homes during March, 13 single family homes, 4 townhomes, 2 condos, and 1 twin – with an average asking price of $444,470 and an average of just 7 Days On the Market.

Future settlements – 12 in April, 9 in May, 3 in June, and 7 throughout the remainder of the year.

Record shattering price growth on its own may understate how much home affordability has declined over the past year, a new report suggests.

The real cost of a home purchase rose by 27% in the past year after accounting for the effects of mortgage rate hikes and wage increases, according to a new report from First American Financial Corp., a title insurance company.

The company’s Real House Price Index adjusts price increases for the typical consumer’s buying power.

“Even though household income increased 5% since January 2021, it was not enough to offset the negative impact on consumer house-buying power from higher rates and fast rising nominal prices,” First American Chief Economist Mark Fleming said in the report.

Still, the typical home sold in January remained much more affordable than during the run-up to the housing crash of 2007.
