Mortgage amounts have been climbing to new record highs since April 2020, near the start of the COVID-19 pandemic.

Mortgage applications for home purchases were up 17% last week over last year, the MBA reports.

Home buyers are borrowing more as home prices rise by double-digit percentages over the past year. Also, mortgage interest rates have been hovering near record lows. “Since interest rates are lower, monthly payments are lower – even with higher loan balances,” says The Ascent, a Motley Fool financial publication. “This makes it easier for would-be borrowers to get approved for bigger loans.”

ATTOM’s fourth-quarter 2020 U.S. Home Equity & Underwater Report shows that 17.8 million residential properties in the U.S. were considered equity-rich.

The year 2021 commenced with sales ahead of last year’s pace by 2 homes. There were 21 sales in January 2021 that sold for an average price of $394,269 – a 24.8% increase over last year. January sales consisted of 15 single family homes, 3 condos, 2 townhouses, and 1 twin. A total of $8,279,642 in real estate changed hands during the month.

Pending home sales reached a record high for December last month as the unseasonable housing surge continued in markets across the country during the COVID-19 pandemic.

Pending sales were up 21.4% year over year in December, reaching the highest reading for a December on the National Association of REALTORS®’ Pending Home Sales Index. All major regions of the U.S. recorded double-digit increases annually.

However, the index – a forward-looking indicator of home sales based on contract signings – did drop slightly, by three-tenths of a percentage point, in December compared to November. December’s index reading was 125.5. (An index of 100 is equal to the level of contract activity in 2001.) The slight month-over-month decline was blamed on fewer contract signings in the Midwest, NAR said. In other regions, contract signings saw an uptick or stayed flat in December.

Housing shortages continue to press on the housing market. “Pending home sales contracts have dipped during recent months, but I would attribute that to having too few homes for sale,” said Lawrence Yun, NAR’s chief economist. “There is a high demand for housing and a great number of would-be buyers, and therefore sales should rise with more new listings. This elevated demand without a significant boost in supply has caused home prices to increase and we can expect further upward pressure on prices for the foreseeable future.”

The home buying frenzy since the pandemic, mixed with a low inventory of homes for sale, has placed sellers in the driver’s seat. Home prices have been rising by double-digit percentages annually.

HomeLight’s Top Agent Insights report, conducted in the fourth quarter of 2020, is an online poll reflecting more than 1,000 real estate professionals’ responses nationwide.

Nearly 15% of real estate pros surveyed also said they were concerned that bidding wars will drive more offers above appraised values in 2021.

Bidding wars remain high in many markets, an unseasonable trend for the housing industry. In December 2020, nearly half of real estate professionals with the brokerage Redfin reported facing a bidding war in submitting offers for their clients.
