The 30-year fixed-rate mortgage continued to hover near its all-time low this week, as economists predict that historically low rates will likely remain into 2021.

The 30-year fixed-rate mortgage averaged 2.81% this week, up slightly from last week’s 2.80%, which was the lowest ever in Freddie Mac’s records, dating back nearly 50 years.

“The record-low mortgage rate environment is providing tangible support to the economy at a critical time, as housing continues to propel growth,” says Sam Khater, Freddie Mac’s chief economist. “Strong purchase demand is helping to lift the construction, manufacturing, and transportation industries that build new homes and it is also leading to more consumer spending for owners, who are selling or improving their home.”

Ultra-low mortgage rates have helped homebuying activity to increase by nearly 70% compared to May, writes Nadia Evangelou, a research economist for the National Association of REALTORS® at the association’s blog.

Many homeowners are also taking advantage of the low mortgage rates to refinance their loans for lower monthly payments. Homeowners could save about $150 per month, on average, on their mortgage compared with rates a year ago. Mortgage rates lately are more than a full percentage point lower than rates over the last five years.

Home sales are rapidly increasing during the pandemic, but the most dramatic spike is occurring at the top of the market. Sales of homes costing $1 million or more have more than doubled since last year. “I don’t ever recall home sales doubling in a 12-month time span,” Lawrence Yun, chief economist for the National Association of REALTORS®, told NPR. This is “very unusual.”

Home sales in luxury vacation hotspots have accelerated since July—up 34% year over year in September, NAR reports. “The uncertainty about when the pandemic will end, coupled with the ability to work from home, appears to have boosted sales in summer resort regions, including Lake Tahoe, the Mid-Atlantic beaches, and the Jersey Shore areas,” Yun said last week in reporting the latest existing-home sales.

Housing analysts say the real estate market is revealing a tale of two markets: the haves and have-nots. For those still holding onto their jobs in the pandemic, they may have never felt richer. On the other hand, those who may have lost their jobs are struggling to make rent or mortgage payments.

Don’t count on retirees to add to the inventory in the housing market today.

A large majority of retirees in the 20th annual Transamerica retirement survey are not planning to move into a retirement community or downsize to an apartment or condo in Florida, they said.

Ninety percent of retirees want to remain in their own homes as they age, with 69% stating that it is “very important” to them to do so. Of the respondents, three-quarters of retirees are homeowners, 22% said they rent and 2% said they reside with others, such as family or friends. The majority (73%) of retirees live in a single-family house, while 19% live in a multi-unit facility, like a condo or apartment and 4% reside in a retirement community.

More than 60% of retirees have not moved homes since retiring, but there are commonalities between those who do choose to move after retiring. Within the 38% of respondents who said they moved after retiring, 32% opted to move closer to friends and family, 29% moved to lessen their expenses, 29% downsized and an equal 22% started a new chapter in life and/or relocated to a better climate.

A shift of activity into the 3rd quarter as a result of pandemic restrictions in the historically busiest time of the year was evident as a total of 73 homes sold during the 3rd quarter vs 53 homes sold during the 3rd quarter of 2018 in Wallingford. The average selling price increased was off last year’s mark by less than 1% coming in at $382,698.

The 55 single family homes that sold during the quarter saw their average selling price slip by 3.6% compared to last year falling from $445,255 to $438,666. Single homes averaged 39 days on the market during the quarter.

In spite of the challenges the market has faced this year the sales for the year are only lagging last year by 13 homes with 165 Wallingford homes selling during the first 3 quarters of 2020. On a positive note the average sales price for the first 9 months has increased 2.7% to $365,368 over last last year for the July through September time frame.

There were 23 homes sold in July, 36 in August, and 14 in September.

The highest priced home sold in the 3rd quarter was 904 Twyckenham Road that sold for $1,040,000.

New Home Construction Underway Along Wallingford Avenue

September 2020 sales were 1 behind last year’s total with 14 closed transactions. The average price came in at $316,718 compared to last year when the average selling price was $388,559. September sales consisted of 11 single family homes, 1 row home, 1 condo, and 1 townhome.

Eleven single family homes sold for an average price of $347,300 and averaged 55 days on the market. Last September 12 single family homes sold for an average price of $421,199 and spent an average of 52 days on the market.

7 Hickory Lane had the highest selling price for the month at $599,900.
