The average buyer is paying about $20,000 more for a home and facing 25% more competition than at the start of the year, realtor.com® reports. The number of homes on the market also has plunged 39% year over year in September, which equates to 529,000 fewer home listings.

New homes are being built on smaller lots. The median lot size for single-family homes that sold in 2019 dropped to 0.188 of an acre (or 8,177 square feet) – the smallest on record, according to Census Bureau data recently analyzed by the National Association of Home Builders.

Regional differences persist. For example, the median lot size in New England is three times as large as the national median.

Meanwhile, the Pacific region – which includes California and Washington -tends to have higher densities, and developed land is scarce. Lots in that area tend to be the smallest in the U.S., with half of the lots smaller than 0.15 acres.

Home sales climbed in August to the likes of the 2006 housing boom days, despite the COVID-19 pandemic. Existing-home sales in each of the four major regions of the U.S. saw month-over-month and annual growth, the National Association of REALTORS® reported on Tuesday. The Northeast saw the largest monthly improvement in home sales.

Housing inventories continue to remain tight, putting upward pressure on home prices. Existing-home prices for all housing types in August climbed 11.4% compared to a year ago, reaching a median of $310,600. Prices rose in every region of the U.S. last month.

“Home sales continue to amaze, and there are plenty of buyers in the pipeline ready to enter the market,” says Lawrence Yun, NAR’s chief economist. “Further gains in sales are likely for the remainder of the year, with mortgage rates hovering around 3% and with continued job recovery.”

This marks three consecutive months of gains in home sales. Total existing-home sales – completed transactions that include single-family homes, townhomes, condos, and co-ops – increased 2.4% in August compared to July, reaching a seasonally adjusted annual rate of 6 million in August. Sales are up 10.5% from a year ago.

Home prices jumped 5.5% year-to-year in July, a new report by CoreLogic found.

The Home Price Index also reported that prices rose 1.2% from June 2020 to July 2020. The HPI predicts that prices will see a 0.1% increase from July 2020 to August 2020, and a 0.6% increase from July 2020 to July 2021. Thanks to the COVID-19 pandemic, lower mortgage rates and a lack of inventory of for-sale homes, home price growth is rising at a rapid rate, the fastest rate in close to two years.

“Lower-priced homes are sought after and have had faster annual price growth than luxury homes. First-time buyers and investors are actively seeking lower-priced homes, and that segment of the housing market is in particularly short supply,” said Dr. Frank Nothaft, chief economist for CoreLogic.

Properties in suburban areas are seeing more growth in prices than urban areas. Additionally, homes in areas where COVID-19 cases have been particularly high are most likely to have a decline in prices over the next year, the report found.

Avondale Road Flooded By Tropical Storm Isaias

The shift in the typical real estate selling season into the summer due to the pandemic was readily apparent in August as there were 36 closed sales compared to 15 last year. To put that into perspective August has averaged 19 settlements over the past 5 years. Traditionally June has the highest volume of transactions during any given year and this August even surpassed June’s 5 year average of 33 settlements. Many homes often sold with multiple offers, and 20 homes sold in 7 days or less.

The average sales price came in at $361,761 representing a 10.4% decrease compared to last year. The 36 sales were comprised of 24 single family homes, 6 townhomes, 4 condos, and 2 twin homes.

Eighteen single family homes sold for an average price of $493,389 and averaged 40 days on the market. Last July 17 single family homes sold for an average price of $441,147 with an average of 41 days on the market.

The highest selling price for the month was $820,000 for 910 Winding Lane.

Seventeen homes went under contract during the month – 15 single family homes, 1 twin, and 1 condo. The average asking price was $421,712 and these listings averaged 28 days on the market.
