A Tale Of Two Brothers And Their Divided Loyalty

The Vernon family of Nether Providence were prominent during the Revolution. Nathaniel Vernon had two sons, Nathaniel Jr. and Frederick, and resided at  a home located at the end of present day Hickory Lane. At the outbreak of the war he was sheriff of Chester County and was an outspoken advocate of the cause of the crown, and subsequently became so offensive to the colonial authorities that he was declared a traitor, as was his son, Nathaniel Jr. The father fled to the protection of the British army, while Nathaniel, joined the Brithsh army serving with the Tory Light Horse. Frederick, sided with the Continentals, joined the army, and rose to the rank of Major.

During the British occupation of Philadelphia, Frederick obtained permission to visit his wife and family at his home in Nether Providence located at 204 West Brookhaven Road. His brother, Nathaniel learned of his visit and, and marched a platoon of  Tory Light Horse from Philadelphia to Nether Providence, intent on capturing Major Vernon. The troops surrounded the house. Nathaniel entered the home and was about to climb the stairs, when Frederick, who was aroused by the noise, halted him from the head of the stairs, where he stood armed with a pistol. Nathaniel made it known that he had come to take him prisoner and that he must surrender, since troops were surrounding the house.

Nathaniel tried to convince his brother of the inevitable British victory, and offered him a commission in the British army. He had come for his welfare he assured his brother. Frederick replied that he would never surrender, that the British could not take him, and that if his brother or any other person attempted to ascend the stairs he would shoot; only as a dead man could they capture him. Nathaniel finding his brother so determined, withdrew his troops, and Frederick remained true to the Patriot cause. At the conclusion of the war he was one of the founders of the Society of the Cincinnati, and died in Nether Providence at an advanced age. The fate of his loyalist brother Nathinel is unknown.

The 30-year fixed-rate mortgage continued to hover near historical lows this week, lowering borrowing costs for home buyers and refinancing homeowners. Freddie Mac reported that the 30-year fixed-rate mortgage averaged 3.60% this week, unchanged from last week’s average.

Freddie Mac reports the following national averages with mortgage rates for the week ending Aug. 15:

  • 30-year fixed-rate mortgages: averaged 3.60%, with an average 0.5 point, unchanged from last week’s average. Last year at this time, 30-year rates averaged 4.53%.
  • 15-year fixed-rate mortgages: averaged 3.07%, with an average 0.5 point, rising from last week’s 3.05% average. A year ago, 15-year rates averaged 4.01%.
  • 5-year hybrid adjustable-rate mortgages: averaged 3.35%, with an average 0.3 point, falling from last week’s 3.36% average. A year ago, 5-year ARMs averaged 3.87%.

Fannie Mae’s Home Purchase Sentiment Index surged to a new high as consumers became more upbeat about buying and selling, mortgage rates, and their jobs. Five of the six components measured by the index rose month over month.

Overall, the HPSI, based on a survey of 1,000 Americans, rose 7.2 points compared to a year ago to a record-high reading of 93.7 in July. Here are some highlights from the index’s latest readings:

  • Buying: The net share of Americans who said now is a good time to buy a home rose 3 percentage points from June to 26%, up 2 percentage points from a year ago.
  • Selling: The net share of consumers who say it’s a good time to sell rose 1 percentage point to 44%, up 3 percentage points from a year ago.
  • Home prices: The share of Americans who say home prices will go up over the next 12 months fell 1 percentage point to 37%, down 2 percentage points from a year ago.
  • Mortgage rates: The share of consumers who believe mortgage rates will drop over the next year rose 1 percentage point and is up 24 percentage points from a year ago.
  • Job stability: Americans are more confident about their job situation, with the share who say they’re not concerned about losing their job over the next year rising 8 percentage points to 81%. This is up 16 percentage points from a year ago.
  • Household incomes: The share of Americans who say their household income is significantly higher than 12 months ago rose by 1 percentage point to 21%, essentially unchanged from a year ago.

July 2019 finishes with 23 closed sales matching last years total. The average sales price came in at $372,296 representing a 15.5% increase in the average sales price. The 23 sales were comprised of 17 single family homes, 4 condos, and 2 townhomes. A total of $8,562,800 of real estate changed hands during the month.

Seventeen single family homes sold for an average price of $441,147 and averaged 41 days on the market. Last July 13 single family homes sold for an average price of $418,224 with an average of 39 days on the market.

The highest selling price for the month was $724,000 for 711 Hemlock  Road.

Certain grocery stores may help lift nearby home values, particularly if those stores happen to be Trader Joe’s, Whole Foods, or Aldi, suggests a new analysis from ATTOM Data Solutions, a real estate data firm. Home sellers who live near a Trader Joe’s earned 51% more at resale than the average seller, according to the study. Homes near a Whole Foods or an Aldi sold for 41% and 34% more, respectively.

ATTOM researchers analyzed average home values and price appreciation from 2014 to 2019, as well as current average home equity, home seller profits, and home flipping rates of more than 1,800 ZIP codes nationwide with at least one of each grocery store.

Homes near the specialty grocery store Trader Joe’s have added equity at the fastest clip.

  • Homeowners near a Trader Joe’s have an average 37% equity in their homes ($247,445).
  • Homeowners near a Whole Foods have an average of 31% equity ($187,035).
  • Homeowners near an Aldi have an average of 20% equity ($53,650).
