Wallingford Real Estate - Wallingford 3rd Quarter Sales Show Stong Gains

3rd Quarter Wallingford Homes Sales Post Big Gain

Sales of Wallingford homes have recorded a strong showing in the 3rd quarter of 2011 when compared to the same period of last year.

While sales have quietly been on the rise home values continue to slip in the area.

Record low interest rates have encouraged some buyers get off the fence and purchase area homes, but buyers are very savvy and are negotiating very aggressively.

Inventory levels have remained high and throughout the year there has not been a significant decrease in the number of homes on the Wallingford market.

It is encouraging to see that sales units are on the upswing, and the past 3 months each have significantly outperformed the same time period of last year. Average prices during this time have decreased by 13.9%, and initial list prices are a bit out of line with the market, evidenced by sold prices being only 91.99% of original asking price. This percentage should be up in the 94% to 95% range. This indicates that list prices are being reduced at least once, and most likely multiple times in order to attract market interest. Days on Market also has risen as buyers want to see all available choices, and often take a longer time to make a decision, and they are waiting for prices to fall on homes that they feel are overpriced.

The bottom line is that homes are selling when the prices align with the market and the time it takes to sell is increasing. Time will tell if the record low interest rate levels reached this week will jump start buyer interest.

Key remnants of the former Nether Providence High School, which was demolished in 2010 as part of the $54 million dollar Middle School renovation, are forming the centerpiece of a tribute garden to former school.

The large front archway, several sandstone medallions, and education themed gargoyles make up the memorial which stands just to the left of the entrance to the Strath Haven Middle School Wallingford Real Estate - Nether Providence High School Date Stone , close to the spot they once occupied.

The design, cost, and location of the memorial has been a topic of much school board debate. The tribute was initially planning to incorporate the key pieces into a memorial wall, but the structural requirements of that proposal exceeded the budget for the project.

Several important features of the former school were salvaged, and stored while plans for the tribute were debated. The Nether Providence High School closed in 1984 when the Nether Providence and Swarthmore school districts merged forming Wallingford Swarthmore School District. The former high school then became Strath Haven Middle School.

On October 21, 2011, at 1:45 PM a public dedication ceremony at the Strath Haven Middle School on Providence Road is planned for the tribute garden.

Fourteen Strath Haven Middle School students designed and built the above Haven mascot themed sculpture near the school entrance over the summer break. The 5 foot high concrete sculpture incorporates the Panther mascot and the word HAVEN in it’s design.

September marks the third month in a row that that sales increased over the same month of the previous year, with 15 Wallingford homes sold in September 2011 as opposed to 7 sales in September 2010. Fifteen sales was the second highest total for September recorded in the past five years, eclipsed only in August 2009 when there were 19 sales. This upswing in homes sold maintains the trend begun earlier in the summer.

Nether Providence Elementary School Overhaul Plans Unveiled

The Wallingford Swarthmore School District currently has one major renovation and expansion project underway at Wallingford Elementary School, but the design team behind the project is already looking ahead to an overhaul of another district facility.

Architect Kevin Godshall, a partner in Godshall Kane Architects LLC, of Ambler, presented the Wallingford-Swarthmore School Board with his firm’s vision for the future of Nether Providence Elementary School at its July meeting.

The proposal calls for tearing down a 1939 wing at the Nether Providence Elementary School located on Moore Road, retaining sections that came later and constructing an addition at the rear. The addition would sit on part of the current parking lot, and would reduce the number of parking spots from 150 to 76.

A major goal of the project would be to upgrade classrooms to about 800 square feet to accommodate modern day educational standards, and would also entail keeping separate bus and parent drop-off areas, leaving the playing fields intact, adding a service road on the north side of the building, and incorporating renewable energy features, such as geothermal heating and cooling.

Reynolds Construction Co., who has served as the district’s contractor for the Wallingford Elementary and Strath Haven Middle School projects, estimated the Nether Providence Elementary work would cost about $16.5 million, $5.8 million for the school addition, $5.7 million for renovation work, and $3.6 million of other costs.

A tentative schedule calls for work to commence in the summer 2013.
